Our Building Process

  • First, our team will identify what building lot options are available. Most lots are not listed on the MLS and sold off-market, so our team tracks all approved building lots in Ada County. Once we determine the location that best suits your family, all available lots will be found for you - on or off-market.

  • Evaluating hillside lots, subdivision lots, acreage lots, rural area lots, all require in-depth knowledge and years of experience.

    What should a buyer be looking for?
    - Is there power, city water, city sewer, is a well required?
    - What is cost and timeline?
    - Is natural gas available?
    - Does it need a septic tank
    - Can you pull a building permit?
    - Are there any view easements, or powerline easements?
    - Is there major rock removal or excavation?
    - Is there a requirement for retaining walls?

  • Interviewing the right builder for the job.
    Does this builder meet their deadlines and close on time?
    - Is this builder organized and well-versed on building on complicated or unique foothills lots?
    - Are they building in the area and will their subcontractors show up to the job?
    - Are they on the job site daily, do they have a full-time superintendent?
    - What does their warranty program look like?
    - Do they charge change order fees? Will they answer my call or meet after hours?
    - Will they source products outside their vendor list?
    - Will they allow full customization?

    • Do you want an open interior layout? Or separate spaces?

    • Do you want separate formal and informal areas of the home (i.e. public vs. private)?

    • For multi-story homes: What do you need on the first floor? What do you want on the second (or higher) floors?

    • How many entrances do you want? Do you want a private entry? Any rooms in particular in which you wish to have a doorway to outside?

    • How do you want the indoor and outdoor space of your home to interact? Should they flow into each other, or be completely separate?

    • Which rooms/spaces do you want near each other? Maybe you want the children’s playroom to be within earshot of the kitchen. Or does it make sense to have the laundry room near the bedrooms?

    • Are there any areas of the home you want more private/separate? Maybe the master suite should be separate from the other bedrooms, or on a different floor? Should your office or artist studio be in a quiet corner?

    • If creating an in-law suite, do you want it to be separate or integrated with the rest of the home?

What is the difference between a custom home and a spec home?

A custom home is a house designed by the home buyer. The buyer is responsible for choosing and customizing every detail, from the floor plan to the windows, doors, countertops, and light fixtures. Although rewarding, designing your own home can be tedious and stressful.

A spec home is a home built and designed 100% by the builder. The home buyer doesn’t have to worry about making endless decisions about each detail of their home.

How long does it take to build a new construction home?

In many cases, our home buyers complete their homes in roughly 9-12 months. However, build times in the current market conditions are subject to be longer based on material and labor shortages. Even though we plan all of our homes and communities, we still experience challenges throughout the process due to current circumstances.
